Balconies and second-story walkways take a beating from Sacramento's winter rain and summer heat. At this Sacramento apartment building, the fascia boards along the walkway were weathered, and once we looked closer, the problem went deeper than the surface.
What we found
When we opened up the beams and the underside of the walkway, we found black rot and water damage inside the beam cavities and several decayed framing members. On an elevated walkway that people use every day, that's not something to put off.
What we did
We shored up the area, opened the underside, and replaced the rotted framing with new lumber and new hangers and posts. Once the structure was solid again, the walkway got a new gray coated walking surface, and dark metal railings run along the edge.
The result
The walkway is solid, clean and safe for the tenants again, and it looks sharp from end to end.
A quick tip for property owners
Stains on the underside of a balcony, peeling paint on fascia boards, or rust at the beam ends can all be early signs of water getting in. Having it checked early usually means less wood to replace.
